188 Warburton Avenue is the second phase of the Cottage Gardens Public Housing Redevelopment Plan undertaken by The Community Builders in partnership with the Muncipal Housing Authority of the City of Yonkers (MHACY). The existing Cottage Gardens buildings will be demolished to make way for a new mixed-income, mixed-use neighborhood development.

This proposed development will require demolishing two existing MHACY buildings and replacing them with a newly constructed 55,000 square foot affordable housing building. The range of residential units consists of 25 one-bedroom and 20 two-bedroom, as well as 6 three-bedroom town-house style duplexes.

The building design features will be articulated in a manner of sensitivity to the neighborhood context with setbacks, roof lines and materials which relate to the surrounding buildings. The massing integrates the topography of the site by having six stories along Warburton Avenue and stepping down to three stories along Willow Place. The building's scale will fit seamlessly within the two- and three-story adjacent properties. The reinforce the scale along Willow Place, the new building will include two-story town-house style apartments with access from both the interior and street-level.

The landscaped area for residents will be located at the second floor featuring outdoor wood decks and seating areas and an extensive green roof.

The building will have green/high-performance features with smart building technology and will be designed to achieve LEED for Homes certification. EnergyStar appliances and high-efficiency PTAC units will be provided in all units
